The Power of a Professional Interior BOQ

In the Indian interior design industry, the difference between winning a ₹5 Lakh project and a ₹25 Lakh project is transparency. High-value clients do not trust "rough estimates." They demand a highly structured Bill of Quantities (BOQ).

1. What Makes a Good BOQ?

A professional BOQ leaves no room for ambiguity. Every single line item must have five core columns:

  • Description: Not just "Kitchen Cabinets." It should read: "Base Units fabricated with 18mm BWP Marine Plywood, finished with 1mm High-Gloss Laminate, including Hettich soft-close hinges and tandem boxes."
  • Quantity (Qty): The exact mathematically derived size, e.g., 18.5.
  • Unit of Measurement: Rft (Running Feet), Sqft (Square Feet), Nos (Numbers), or Lumpsum.
  • Rate: The per-unit cost.
  • Total Amount: Qty × Rate.

2. Common Measurement Units in India

Understanding how different works are measured is critical to defending your BOQ to a client:

  • Woodwork (Wardrobes, TV Units): Measured in Sqft (Height × Width).
  • Kitchen Cabinets: Measured in Rft (Running Feet along the length of the granite slab).
  • False Ceiling & Flooring: Measured in Sqft (Floor/Ceiling area).
  • Electricals: Measured in Nos (Number of points/switchboards).
  • Deep Cleaning / Debris Removal: Usually quoted as a Lumpsum.

3. Handling Variable Scopes of Work

Civil works, like breaking tiles and laying new plumbing lines, are notorious for unpredictable quantities. Always mention "Provisional Quantity - Subject to Site Measurement" for civil line items. Once the demolition is done, measure the exact square footage and generate an updated BOQ.

Frequently Asked Questions

What is a BOQ in Interior Design?

BOQ stands for Bill of Quantities. It is a comprehensive, itemized document detailing exactly what materials will be used, the quantity of work (in Rft, Sqft, or Nos), the unit rate, and the total amount. It prevents budget disputes between clients and contractors.

Why is a BOQ better than a 'lump-sum' estimate?

A lump-sum estimate (e.g., '10 Lakhs for full 2BHK') hides exactly what grade of plywood, what brand of hardware, and how many square feet of wardrobe you are actually getting. A BOQ breaks this down, allowing you to increase or decrease specific items (like removing a TV unit) to control your budget precisely.

What unit of measurement is used for Wardrobes in India?

Wardrobes, TV units, and False Ceilings are measured in Square Feet (Sqft). However, Modular Kitchen base units and overhead cabinets are traditionally measured in Running Feet (Rft).

Does this generator include GST?

No. The rates provided in this provisional BOQ are basic material and labor costs. Government taxes (18% GST on interior services) must be added to the final grand total.
