RERA and Carpet Area: What Homebuyers Must Know
The Real Estate (Regulation and Development) Act, 2016 (RERA) mandated that builders disclose and sell homes based on Carpet Area — the actual net usable floor area within the walls of your apartment. This excludes the thickness of walls, balconies, and common areas.
Historically, builders quoted prices based on Super Built-Up Area (which includes your share of lifts, staircases, clubhouse, etc.), making the effective per-sqft rate much higher than the sticker price suggested. RERA has changed this, but understanding the ratio is still critical for planning your interior design budget.
